How to Calculate a Car Lease Payment by Hand: A Worked New York Example

You do not need a spreadsheet to check a lease quote. Three lines of arithmetic will tell you whether the payment you have been handed is honest.

The four inputs

Every lease payment is built from four numbers. Ask for all four before anything else:

  • Adjusted capitalized cost — the negotiated price plus fees, minus rebates and any down payment
  • Residual value — in dollars, not percentage
  • Money factorthe decimal interest rate
  • Term — number of months

The formula, in three parts

Step 1 — Depreciation charge:
(Adjusted cap cost − Residual) ÷ Term

Step 2 — Rent charge (the interest):
(Adjusted cap cost + Residual) × Money factor

Step 3 — Base payment:
Depreciation charge + Rent charge

The one that trips people up is Step 2. You add cap cost and residual rather than subtracting, because interest accrues on the average balance outstanding across the term, not on the depreciation alone.

A worked example

A 2026 midsize SUV, leased in Brooklyn on a 36-month, 10,000-mile-per-year term.

  • MSRP: $44,000
  • Negotiated selling price: $41,200
  • Acquisition fee: $795
  • Manufacturer rebate: $1,500
  • Adjusted cap cost: $41,200 + $795 − $1,500 = $40,495
  • Residual: 58% of $44,000 = $25,520
  • Money factor: 0.00165 (roughly 3.96% APR)

Depreciation: ($40,495 − $25,520) ÷ 36 = $415.97

Rent charge: ($40,495 + $25,520) × 0.00165 = $108.92

Base monthly payment: $415.97 + $108.92 = $524.89

That residual figure is worth keeping. It is also your contractual purchase price if you decide to buy the car at the end of the term.

Then add New York tax

New York is unusual here, and it catches out-of-state shoppers and even some local advertising. Under New York Tax Law § 1111(i)(A), sales tax on a motor vehicle lease of one year or longer is due at the inception of the lease on the total of all lease payments — not month by month.

In practice, that upfront tax is usually financed into the lease so you do not write a separate cheque, but it is legally assessed at signing. On our example, at the 8.875% New York City rate: $524.89 × 36 = $18,896, taxed at 8.875% = roughly $1,677 in sales tax, due at inception and typically capitalised.

What to do with your answer

If your hand calculation lands within a few dollars of the quoted payment, the quote is consistent. If the quoted payment is materially higher, something is in the deal that you were not told about — usually an added product, a marked-up money factor, or a cap cost above what you agreed.

A payment you can rebuild by hand is also a payment you can set honestly against a finance quote on the same vehicle, which is where the lease versus buy comparison is actually settled.
