On a BMW that matters more than on a mainstream car, because option packages multiply into a great many possible builds and only some of them are physically nearby.
Your credit tier. The advertised payment is the top tier at BMW Financial Services. Every tier below it adds to the money factor, and on a premium capitalised cost that difference is worth real money each month.

What the Best BMW Lease Deals in Queens Cost Once Tax Is In
New York does not tax a lease month by month. Under Tax Law §1111(i), the tax is assessed once, at signing, on the total of every payment across the term. Queens registers at the New York City rate of 8.875%, and that rate follows where the car is registered, not where the dealership sits — a Long Island or New Jersey showroom does not change it.
BMW payments sit high enough that the figure surprises people. On a $600 monthly payment over thirty-six months, that is $21,600 in payments and roughly $1,917 in sales tax, due at signing. At $800 a month it is about $2,556, and at $1,000 about $3,195.
It is normally capitalised into the monthly payment, which is exactly why nobody ever sees it as a line of its own. Ask for the figure before you sign. A quote that does not show it is not a complete quote.

A down payment does not make a lease cheaper. It moves money from later to now.
Put $5,000 down on a thirty-six month BMW lease and the payment falls by roughly $139 a month. Across the term you have paid the same, less a small amount of interest on the reduced balance. What you have also done is hand the bank $5,000 that is gone if the car is written off in month four, because the insurance settlement is paid to the lienholder. GAP covers the shortfall owed to BMW Financial Services. It does not refund your capitalised cost reduction.
Larger down payments are more common on premium cars, which means more money is exposed. That is the case for zero down leasing, and it is why we default to it.
What zero down does not remove. The sales tax above is still due at signing, along with the first month’s payment, the bank acquisition fee and New York DMV registration. Those can be rolled in, but they cannot be made to disappear.
The Tyre Rule That Catches BMW Lessees in Queens
This is the charge people do not see coming, and on Queens roads it is close to unavoidable if nobody warns you.
BMW requires a minimum of 4/32″ of tread on every tyre at lease return. The tread wear indicator bars moulded into the tyre wear down to 2/32″. So a tyre that still looks legal by its own wear bars is already half the depth BMW wants, and it is a chargeable item.
That gap matters more here than almost anywhere. Most BMWs run on run-flat tyres, which have stiffer sidewalls, wear faster than conventional tyres and cost more to replace. Queens streets and the Van Wyck and Grand Central do the rest.
Two things follow. First, check the tread before the pre-inspection rather than after — replacing tyres yourself is considerably cheaper than being charged for them at turn-in. Second, if you do replace them, BMW requires a matching set to the original specification: same size, same speed rating, and run-flat if the car came on run-flats. A cheaper non-run-flat set saves money in year two and becomes a charge in year three.
While you are at it, check what scheduled maintenance is actually included and for how long. An included-maintenance period and a thirty-six month lease are not always the same length, and the assumption that everything is covered is a common one.
Which BMW Makes Sense in Queens
3 Series. The one most Queens leases land on. Small enough to live with on a residential street, and the model where BMW’s lease support is usually strongest.
X3. The volume crossover, and the step most households make when the 3 Series is not quite enough. Higher seating position without a footprint that becomes a parking problem.

If the car will live on the street rather than in a driveway or a building with a garage, be realistic about where it charges during the week.
